City of McKinney history (county seat by an act of March 16, 1848; the courthouse begun in 1874 and completed in 1875) · the historic courthouse (dedicated in 1876; listed in the National Register of Historic Places in 1983 as part of the Downtown McKinney Commercial Historic District) · Downtown McKinney (McKinney Main Street, a program of the City). Willow Wood
Inside the city limits near SH 5 and CR 275 in north McKinney, in Melissa ISD, with Willow Wood Elementary on site.
Trinity Falls
A 2,000-acre master-planned community by Johnson Development, per the developer. It is outside the city limits, in McKinney's ETJ: owners pay McKinney MUD No. 1 or No. 2 on a separate bill and no City of McKinney property tax, and from tax year 2026 Collin County Emergency Services District No. 1 adds its own rate (capped at $0.10 per $100). McKinney ISD's newest campus, Frazier Elementary, opened there in August 2023.
Honey Creek
Annexed into the city with planned development zoning on Sept. 17, 2024, inside Honey Creek Municipal Management District No. 1, so ask me about its assessment before you buy. The City's master plan covers about 1,663 acres; Community Impact calls the development Wildwood. McKinney ISD, per the City's school district map.
Painted Tree

Stonebridge Ranch
About 5,000 acres along Stonebridge Dr., Virginia Pkwy., Glen Oaks Dr. and Ridge Rd. in west-central McKinney; by land area about 93% McKinney ISD and 7% Frisco ISD.
Tucker Hill
Just north of US 380, east of where Stonebridge Dr. meets it, in Prosper ISD.
Craig Ranch
Along Collin McKinney Pkwy., Van Tuyl Pkwy. and Custer Rd. near SH 121, home to TPC Craig Ranch; by land area about 74% Frisco ISD and 26% Allen ISD.
Westridge
The City calls it Custer West: along Westridge Blvd. and Independence Pkwy. in far west McKinney, with Westridge Golf Course; by land area about 57% Frisco ISD and 43% Prosper ISD.

Seven school districts have land inside the city, and their lines don't follow city lines; we'll verify school boundaries with the district for any address. Seven districts have land inside the city, per the City's school district map (its 2022 map lists six, without Celina ISD). Most of the city's land, about 73%, is McKinney ISD. Trinity Falls sits outside the city limits in McKinney MUD No. 1 or No. 2 (tax year 2025: $0.98475 and $1.05 per $100, in place of the city's $0.412284), and from tax year 2026 in Collin County Emergency Services District No. 1; the bill shows a Trinity Falls example for each MUD. Honey Creek, annexed in 2024, has its own municipal management district.

Rates from the Collin County Tax Office, 2025 Tax Rates and Exemptions (still the current edition on October 3, 2026), the Texas Comptroller (McKinney MUD No. 1) and the McKinney MUD No. 2 FAQ. The bill is a representative example: it includes the general homestead exemptions for each taxing unit; over-65, disability and other exemptions aren't modeled (Collin CAD shows yours). Rates reset every fall. Tax year 2026, as adopted: the City of McKinney kept $0.412284 (Ordinance No. 2026-09-098), Collin County adopted $0.151414, and McKinney ISD's $1.0664 includes a part voters decide as Prop A on Nov. 3, 2026 (the City lists it as pending the election; City Tax Information). Homestead: the school homestead exemption is $140,000 in every district serving McKinney (Collin County Tax Office, tax year 2025); Texas voters raised it from $100,000 in November 2025 (Proposition 13), and the application is filed before May 1 (Texas Comptroller). The City of McKinney has no general homestead exemption. MUD: the city's rate is $0.412284 per $100 and McKinney MUD No. 2's is $1.05 (tax year 2025; MUD No. 2 FAQ); Trinity Falls owners get a separate MUD bill and pay no City of McKinney property tax (City Tax Information; MUD No. 1). Short-term rentals: a home rentable for 30 days or less; the City requires a free annual registration (since April 6, 2026) and hotel occupancy tax (City of McKinney).
