Anna lies entirely in Collin County (U.S. Census Bureau), on US 75 about 4 miles north of Melissa, straight-line (OpenStreetMap). Neighborhood names: the City of Anna's PID plans (Hurricane Creek, AnaCapri, Meadow Vista), the Anna EDC's community list and the City's October 2026 Engineering Report (Liberty Hills). Sherley Farms broke ground March 24, 2026 (Anna EDC, April 2026). The picture is a still of my model of Anna, below; it is a diagram, not a photograph.

U.S. Census Bureau, Vintage 2025 city and town estimates (released May 14, 2026): Anna ranked No. 5 by percent change among U.S. incorporated places of 20,000 or more, July 1, 2024 to July 1, 2025 (table SUB-IP-EST2025-ANNCHG), up 3,249 people. The top five were all in Texas: Celina, Fulshear, Princeton, Melissa and Anna. The line is Anna's July 1 estimates (SUB-IP-EST2025-ANNRNK): 17,616 in 2020, 20,459 in 2021, 23,825 in 2022, 27,938 in 2023, 31,996 in 2024 and 35,245 in 2025.

The railroad arrived in 1873. The depot was built in 1885 and restored in 2019. The library opened beside City Hall in November 2025.

Walmart Supercenter, two travel centers and a row of restaurants line US 75 at White Street.

The Home Depot opened in April 2025, and Wyndham Garden across US 75 in January 2026.

Electric: the City of Anna's design standards (Sept. 22, 2026 Council packet) name TXU, Oncor, CoServ and Grayson-Collin Electric Cooperative among the utilities; check each address. PIDs: recent City of Anna PID plans (Hurricane Creek, Crystal Park No. 2, Meadow Vista, The Landing) estimate the yearly installment at roughly $0.67 to $0.99 per $100 of a home's buildout value; it's billed with the Collin County tax statement, due Jan. 31, and the seller gives the PID notice before a binding contract (a P3Works buyer disclosure). The City's rate, $0.525073 per $100 for tax year 2025, is from the Collin County Tax Office. Anna ISD posts its 2026-27 attendance-zone map and an address lookup. The City also lists Blue Ridge ISD among the districts serving Anna: $1.2452 per $100 in tax year 2025, with the same $140,000 homestead exemption. Check any address with the district.
Bonds, as facts. Anna ISD voters approved a school building bond of about $794 million in November 2022 and turned down stadium bonds in November 2022 and May 2024. On Nov. 3, 2026, Anna voters decide the City's Proposition A, $60 million in bonds for street improvements; the ballot states "THIS IS A TAX INCREASE." Early voting runs Oct. 19-30. No Anna ISD measure is on that ballot.
In a PID neighborhood? The yearly installment comes on your Collin County tax statement, due Jan. 31, and it can be paid off at any time.
Building new? Texas appraises as of January 1, so a home finished during the year can be taxed that year on the land and a partial value. Budget for the jump the next year, once the finished home is on the roll (Texas Tax Code §23.01). More in my new construction guide.
Utilities. City water, sewer and trash start with an application and a $150 deposit. Electric depends on the address.

Rates from the Collin County Tax Office, 2025 Tax Rates and Exemptions, checked October 3, 2026: Collin County $0.149343, Collin College $0.081220, City of Anna $0.525073 and Anna ISD $1.2399 per $100, about 2.00% combined. The bill is a representative example: it includes each taxing unit's general homestead exemption (the county's 5%, the college's 20%, the city's 3% and Anna ISD's $140,000); over-65, disability and other exemptions aren't modeled (Collin CAD shows yours), and neither is a PID installment. Tax year 2026 adopted rates, for bills paid in early 2027: City of Anna $0.548282, Anna ISD $1.2158, Collin County $0.151414 and Collin College $0.081220 (Collin County Tax Office). Rates reset every fall.
