Who sends me people.
The situations I see most, and who usually sees them first.
- HR and recruitersNew hires and transfers who need a home lined up with a start date, often before they've seen the area. Moving here for work
- Family law attorneys and mediatorsClients who need a lease, or a home leased out or sold, on the timeline their agreement sets.
- Insurance agents, restoration companies and public adjustersPolicyholders who need comparable housing while a home is repaired after a fire, water damage or a storm. Renting during repairs
- Builder sales repsBuyers who need a lease that covers the build, or a home sold or leased out before they close. Renting while you build
- AgentsClients moving to Collin County, or a lease you'd rather hand off. Referral fees go broker to broker.
When you send someone.
You make one introduction. I take it from there.
- I reach out ASAP.By text or call, the way they'd like to hear from me.
- I learn what they need.Timing, budget, areas and the details of their situation, then a plan. Renters get a one-page profile that goes in with every application.
- You hear back, with their OK.Updates come back to you only if they say yes, and only what they're comfortable sharing.
Who I'm the right fit for. Homes, not apartments: renters from $2,300 a month on leases of 12 months or longer, moving within 45 days; at $4,000 and up, up to 120 days out, on leases from 6 to 12+ months, including a shorter one while they build, repair or relocate. Owners leasing out or selling a home, and buyers. For anyone else, I'll connect them with a leasing specialist I trust, so your introduction is never wasted.
Send me someone.
Their name, their number and a line about their situation is plenty. Please check with them first: I only reach out to people who've said yes.
For agents.
Referral fees are paid broker to broker, under a written referral agreement between our brokerages. Send it through your broker to Coldwell Banker Apex, Realtors, and I'll keep you posted.
Texas lets an agent pay a referral fee only to another license holder, or to a broker licensed in another state who doesn't negotiate the deal in Texas, through the brokers. So for everyone else who sends me someone, there's no fee and no gift: just my thanks, and good care of the person you sent. Texas Occupations Code §1101.651
