Privacy & texting.

The short version

1. Only to answer you. I use what you send me to answer your request.

2. Texts only with your OK. Reply STOP any time and they stop.

3. Never sold. I don't sell or rent your information. Ever.

4. No ad trackers. This site doesn't run advertising cookies.

What my forms collect

When you ask for a home value, a search portal, a rent opinion or help finding a rental, the form asks for what I need to help: usually your name, how you'd like me to reach you (text, call or email), and the details of your request, like a property address, your timeline, the kind of home you're after, or a note.

Your phone number is only required if you pick text or call. I use these details only to answer your request and follow up on it.

Each form also sends the page you were on, how you found the site (for example a link's campaign tag), the time and which form it was, so I know what you're asking about.

When you press send, FormSubmit, a form service, delivers your request to my email inbox. If it can't, the form gives you a one-tap way to text or email it to me yourself.

Texting

I only text you if you ask me to: by picking Text as the best way to reach you or checking the texting box on a form (it's never checked for you), or by texting me first. The texts are about your request and your real estate plans.

• Agreeing to texts is never a condition of working with me.
• I never share your number or your texting consent with anyone for their marketing.
• How often I text depends on your request. Message and data rates may apply.
• Reply STOP to any text and I'll stop. Reply HELP for help.
• The "Text me" buttons on this site open your own messaging app. Nothing is sent until you press send.

What stays on your device

A few small things are saved in your own browser so the site remembers them: light or dark theme, the motion setting, checklist progress in my selling and leasing guides, and your search portal wishlist while you fill it in (never your contact details). Until you close the tab, it also remembers the pages you've visited, so the Back button works, and any calculator results you've lined up to text me.

They never leave your device unless you send them, and clearing your browser data erases them. Share links only carry checklist and calculator numbers, never your name, phone, email or address.

Analytics

Right now this site doesn't run analytics or advertising trackers. If I add privacy-friendly visit counts later, I'll update this page to say which tool and what it counts.

Who sees your information

I don't sell or rent your information. I share it only when your request needs it, like a lender or title company you ask me to connect you with, or when the law requires it.

Other sites

Booking a call, reading my Google reviews, following me on Instagram or Facebook, and the home search portal all take you to other companies' sites. Their own privacy policies apply there.

Pages also load fonts from Google Fonts and code libraries from jsDelivr, and forms are delivered by FormSubmit. Those services see your IP address like any website you visit.
